DON'T TRUST this agency. They stole us half of the deposit. Basically, initially they establish a forfait for all the expenses but at the end they make you pay much more saying that the expenses were not covered. The buildings has several structural problems for which we had to pay even if we did not break anything.

BE CAREFUL - this company cheated me and my flatmate about 300 € This company is specialised in cheating expats in Brussels. I will briefly explain how: this company is owed by a lady who rents rooms in a building in Avenue des Celtes on behalf of another woman. The apartments looks good an and so does the price, which includes all charges. But here is the cheat: First, the apartments are not so good. The longer you live there, the more structural failures you will experiment both in the room and the building. And there is a very small clausule in the contract that say that you are responsible for most of those! At the same time, out of the rent you pay, a very tiny tiny tiny amount of that is solely dedicated to pay for the "charges". Meaning that when you are about to leave the house after 12 months (trust me, you will want to finish the contract as soon as possible) you will have to pay 1- all your light/gas/water charges, + 2-all reparations in the building (even if you didn't break anything!)) and +3-The elevator's maintenance (and old machine from the 50's?!?!). The problem comes when you have to pay all of that: since the amount of your rent that is supposedly dedicate to pay for the expenses is SO SMALL, there's no way in Earth they'll be covered. And the lady running this company KNOWS IT. Because this is precisely their model of business: attract and cheat expats in Brussels who are not well versed on Belgium legislation. She will just take an advantage on you. The result? half your deposit (or perhaps even more) if will ripped off from you, just as they planned.

The WORST estate agency you could find! They were polite enough until we rented the apartment. At one point the WiFi disappeared completely and they simply ignored us. It's very difficult to find them on the phone, they probably arrive at the office late in the morning and leave early in the afternoon. From bad to worse, after we left they have found every excuse not to give us back the deposit. They wanted to charge us 40% more for utilities than initially agreed and even to pay 200 euros for the WiFi that worked only for one month. After more then two months I haven't seen a single cent of my deposit! DON"T TRUST THEM!!!

As explained by other reviews this is indeed a scam of a real estate. They manage the rent of all the apartments in a building in Avenue des Celtes. At first the price seems correct and since charges are included it seems like a good deal. The problem arises once you start living there. The apartment is in such a bad condition because they do not do any maintenance at all. The lift is old, does not get checked at all and does not pass any minimal security requirements. In the ground flood there is a lebaneeses snack which means the door will be open all the time. They do not respect anything and leave trash in the building door all the time, making it quite disgusting to get home. At some point they even had a rat infection in the underground floor and they had no issue continuing serving food to naive customers who think that they are getting good food. Added to that, if they fire alarm goes off, they have some instructions to simply turn it off, no check by any firemen or police, and if you try to call the fireman, they will try to charge it on you. Added to that, they will offer a shared room with a laundry machine and a drying machine in the underground floor. The drying machine stopped drying years ago, but they do not give a damm about it and won't change it. The laundry machines are in quite the condition but at least they do operate. In general that room has not been cleaned in years (even thought you will be charged for cleaning services that do not take place) and there is no ventilation whatsoever down there, so I hope you enjoy humidity, mold builtup, huge spiders and rats. As a general note the building is in quite dire conditions, needing some repair work everywhere. The lighting on the floors works very erratically, you can't open the door to the building from your apartment and therefore have to go down everytime you have a visit (if someone dares to get into your nasty entrance) or a delivery, the lighting system in the apartments is quite horrible and some lights do not work... And of course you can try to complain as much as you want, they will ignore your emails, calls and simply not move a finger. As mentioned by other users, they will also wait till the last minute before you leave the apartment to give you the list of expenses you owe. I suggest you look at it very carefully and protest any strange fee that they try to pin on you, because they will definitely take advantage of tenants who are not Belgian and do not know how the system works. To conclude, I wish this helps anyone thinking of renting an apartment in that place to save themselves some trouble. It will be more pain, and you will want to leave as soon as possible once you start having to deal with the unprofessionally lady managing this. It was really one of the worst agencies I ever had the pleasure of dealing with in Brussels (and anywhere else for that matter)

As a tenant, My experience with these Agency has been very bad. You will be given a shock with (uninformed)Charges when you vacate the apartment. Don’t expect the Agency to stand by you at any cost or if you have any issues in the building/apartment. These agency purely supports and operates only for the landlords and it is very hard to convenience even if you have a valid proof showing that you are not liable to pay much that landlords/agency is asking for. I have lost lump sum of my hard earned money. At Least good that I vacated the apartment else I would have lost the whole of my deposit. Usually there will a cleaning charge for the building which is known and acceptable, but the building "Avenue Des Celtes,9" has not been cleaned for the whole year I stayed there and the cleaning charges are very high for the Building of these standard. People should visit the lift and laundry room before moving in. Advise for new/existing tenants to look out is as below (Few of the Hidden or uninformed charges) •Heating charge (in addition to Gas/Electricity) - will be huge amount. Better to choose a house with individual meter for heating if not already included in Gas utility •Water meter reading - Make sure correct meter numbers are indicated in the contract. In my case I had to pay extra thought I sent an email within the first 30 days of moving into the apartment •Check the apartment completely and don’t be in a hurry •The entrance door will always be opened (because of the restaurant) which makes unsafe for the family to stay. (though only this cannot be the only unsafe reasons) •The common charges looks for commerical building, may be because of the restaurant Few Questions to Agency •Do you think there is someone cleaning the building and elevator ? •how many times have you visited the building and done inspection of the cleanliness? •Is there any maintenance for the laundry room? visit once and you can see Large spiders and insects who are ready to welcome you.
